Generating a Property valuation report

Once you've booked a market appraisal for a property, you may want to prepare for it by generating a Property valuation report.

The report provides you with an accurate and efficient way to assess the value of properties prior to carrying out the market appraisal, and contains useful property data and insights, such as flood risk, similar properties and planning applications.

You can generate a report from two places; either via Tools where you can look up and generate it for any property, or via Properties (as below) where you generate it from a specific properties record.

  1. Click Properties on the main toolbar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. If the property is at Appraisal status, click Appraisal on the side menu, then click the Pre-Appraisal top tab. If the property is at any other status, click Property on the side menu
  4. In the About the Property section, click Launch report

Upon generating the Property valuation report, you'll gain access to valuable insights specific to your chosen property.

The report is broken down into 9 sections - by using the filter on the left hand side, you can select/deselect the ones you want to display.

  • Property details - Key information about the property including:
    • An image of the property from the last time the property was listed on Zoopla. The image used will be the primary one from the listing, so will normally (but not always) be the outside of the property
    • Bedrooms/Bathrooms/Reception rooms
    • Floor area
    • Year built
    • New build - yes/no
    • Tenure - Leasehold/Freehold
    • Mapping, enabling you to view the location of the property
  • Sales history - Full sales history from HM Land Registry, which also includes Zoopla listing data
    (This will help you to have a more informed conversation with prospects as they'll have more information about their listing history and prices. You can also gain at a glance information about the Estimated valuation in relation to the last sold price)
  • Price analysis - Our Sale/Rent Estimated valuation
  • Nearby properties
    • Homes sold nearby - Comparable properties that have sold locally, and that have the same number of Bedrooms/Bathrooms/Reception rooms
    • Homes for sale nearby - Comparable properties that are currently for sale and local, and that have the same number of Bedrooms/Bathrooms/Reception rooms
    • Homes for rent nearby - Comparable properties that are currently for rent and local, and that have the same number of Bedrooms/Bathrooms/Reception rooms
  • Schools - Local schools and their Ofsted ratings
  • Safety - Safety and crime reports, helping keep the community informed
  • Planning applications - Shows up to 10 planning applications in the surrounding area
  • Flood risk - A rating of how likely the property is to be affected by flooding
  • Internet speeds - Average broadband types, download speeds and the respective availability of each
