Void Management with Just Move In

As part of Altos partnership with Just Move In, in addition to their Home-setup services, they also offer Void Management.

This is a free energy switching service that automates the admin associated with managing energy accounts during void periods between tenancies.

 Note

A void period is the time between one tenancy ending and another starting, where either the landlord or agent is responsible for the property’s energy bill

Void Management is available to all agents when a lettings property is vacant, and agents/landlords automatically get £15 credit applied to their energy account.

How Void Management works

Void Management needs to be enabled for each property that you want Just Move In to automatically manage. 

Once enabled and upon receiving the necessary information, Just Move In will automatically switch the energy contract (to Rebel Energy on a standard variable tariff on the vacate date). Billing will be switched 7 days before the vacate, or, immediately if Void Management is enabled within 7 days of the vacate.

When a new tenancy is finalised in Alto, Just Move In will be notified with the information required to close the agent/landlord’s energy account. The agent/landlord’s energy account is closed when the void period ends.

When invoiced from the energy supplier, agents/landlords will then automatically get £15 credit applied to their energy account.

New tenants aren't under any obligation to remain with Rebel Energy when they move in

How to enable Void Management for a property

Void Management can be enabled in two ways; either from the property record or during the tenancy Vacate Property process.

Enabling Void Management from the property record
  1. Click Properties on the main toolbar
  2. Select the relevant vacated property from Recent & Favourite Properties
    1.  Alternatively, find the vacated property using the Search Properties bar in the top right
  3. Click Void Management on the side menu

  4. Slide the toggle On to enable Void Management
  5. You'll now need to specify who is Responsible for void payments using the dropdown (i.e. whether you as the Agent or the Landlord are responsible for the energy bills whilst the property is vacant)
  6. Specify the Bank account for payments using the dropdown
    (The bank account must be associated with the property as a client account in Alto)
  7. Complete all the Billing details
  8. Tick to confirm which Utilities to switch, Gas and/or Electricity
  9. Click Save Changes to submit the details and confirm you agree with the terms and conditions

Enabling Void Management during the Vacate Property process
  1. Click Tenancies on the main toolbar
  2. Select the relevant tenancy from Recent & Favourite Tenancies
    1.  Alternatively, find the tenancy using the Search Tenancies bar in the top right
  3. Click Tenancy on the side menu
  4. Click Vacate Property
  5. The Vacate Property window appears. At the top, it will state if Void Management is disabled or enabled. Click Void Management Setup

  6. Slide the toggle On to enable Void Management
  7. You'll now need to specify who is Responsible for void payments using the dropdown (i.e. whether you as the Agent or the Landlord are responsible for the energy bills whilst the property is vacant)

  9. Complete all the Billing details

Any Void Management requests can be viewed in the Requests tab.
