Setting up a letting fee on a property

In Alto, you're able to set up single and regular percentage letting charges, as well as fixed fee. Also, if you wish to raise the charge now because you are wanting to process the landlord statement today, you can do so.

How to set up a single or regular % letting fee charge

  1. Click Property on the main toolbar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. Click Actions
  4. In the dropdown menu, click Charge
  5. Click Add Letting Fee
  6. The Add Letting Fee for... window opens
    1. Confirm the Charge Date
    2. Confirm the Rental Amount
    3. Choose the charge Frequency (this defaults to Single)
    4. Check and edit the Letting Percentage, if required
    5. You can overtype the Description of Letting Fee, if required
    6. The Net Amount and VAT Amount will calculate automatically
    7. Check the Total Charge is correct
    8. Check the correct account is selected in Collect From Account
  7. Click OK

 Note

Alto will automatically raise any charges overnight. To process the landlord statement today, you will want to click Raise Now in the Charges For: window so that the charge appears on the landlord statement today

How to set up a single or regular set amount charge

  1. Click Property on the main toolbar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. Click Actions
  4. In the dropdown menu, click Charge
  5. Click Add Charge
  6. The Add Charge for... window opens
    1. Confirm the Charge Date
    2. Choose the charge Frequency (this defaults to Single)
    3. Open the Charge Item dropdown menu and within Fees, tick Administration Fee
    4. You can overtype the Description of Administration Fee, if required
    5. Enter the Net Amount you are charging the landlord
    6. You can change the VAT Rate to be charged as required (If you are VAT registered, Alto will default to calculate the standard VAT amount)
    7. Check the Total Charge is correct
    8. Check the correct account is selected in Collect From Account
  7. Click OK

How to raise a charge so that it appears on the landlord statement today

  1. Click Property on the main toolbar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. Click Actions
  4. In the dropdown menu, click Charge
  5. The Charges For: window opens. Click the tickbox at the end of the relevant charge
  6. Click Raise selected
  7. A grey flag appears confirming that the charge has been raised

This charge appears on the Landlords Payment screen to be deducted from their statement, if there are funds available to pay the landlord.
