Electrical Safety Standards 2020

The ESS regulations (The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020) came into force on 1st June 2020.  It is your responsibility to familiarise yourself with the regulations and to understand how it applies to you, and how to comply with it.

We have provided some hints and tips for Alto property management users to help you comply with the regulations.

This article includes: 

Lettings and Renewal Progressions

You may find it useful to add a new progress task to both the Lettings Progression and Tenancy Renewal Progression.

 Note

You will need access to System Administration, to edit your default settings. Your appointed Group Administrator will have access to these permissions 

To add new tasks:

  1. Click Tools on the main toolbar
  2. On the side menu, under System Tools, click System Administration
  3. Click Group Settings
  4. Scroll down and click Lettings Progression
  5. Scroll down and click Add New Code
  6. Enter a NameShortName and Description
  7. Click Create
  8. Scroll down and click Back to Group Settings
  9. Scroll down and click Tenancy Renewal Progression
  10. Scroll down and click Add New Code
  11. Enter a Name, ShortName and Description
  12. Click Create

Property Diary Events

You may want to utilise an existing diary event for the ESS.

  1. Click Tools on the main toolbar
  2. On the side menu, under System Tools, click System Administration
  3. Click Group Settings
  4. Scroll down and click Management Diary Events
  5. Scroll down to Fixed Wire Electrical Installation Check/Cert

You may want to utilise this existing diary event item for the ESS. If Selected and Mandatory are both ticked, each time a new rental property is added, a date event is created with a blank due date.

If Critical is ticked, when opening a property record, a message will be displayed if this date is not set.

If Reschedule on Completion Months is set to 60, Alto will automatically create a new diary event for plus 5 years when the diary event is completed.

Diarise Days in Advance allows you to set how many days in advance you want the diary event to be displayed on the property management dashboard.
