We have received the below guidance from The Letting Centre regarding changes to Section 21 Form 6A and Section 8 Form 3 documents, due to changing Government Legislation.
“Unfortunately we have not received sufficient clarity from the Government regarding the prescribed notices Form 6A Section 21 and Form 3 Section 8 and the Government have again yesterday amended the Form 6A Section 21 Notice by legislation (under the Assured Tenancies and Agricultural Occupancies (Forms) (England) (Amendment) and Suspension (Coronavirus) Regulations 2020) so there is a new Section 21 Notice to use from 2nd September 2020.
Due to recent unclear legislation and the continuing changes to legislation at short notice we have made the decision to remove the Section 21 Form 6A and Section 8 Form 3 notices from the Letting Centre legal forms pack during Covid-19. As these notices are forms prescribed by legislation it is important that the correct notice is used. The Government are not providing sufficient notice or transition periods to amend the prescribed forms, so by the time the notices have been amended and verified, it is not possible to get these out to customers in a timely manner.
The government versions of the prescribed forms can be accessed here but you should check with your legal advisor to ensure that the correct notice is served.”
If you have downloaded and created your own version copy of the TLC Section 21 Form 6A or the Section 8 Form 3 Notices, we would strongly recommend that you do not use these, but instead refer to the Government versions linked above
Due to the changing nature of the legislation at present, we recommend that you deal with the Section 21 Form 6A and Section 8 Form 3 Notices OUTSIDE of Alto to ensure that you are issuing the very latest Government document
The latest documents can be accessed here.
Once you have downloaded, completed and sent the document, save it in a known location on your computer.
