Instructing a property

Once the terms of business have been sent and signed and the owner has confirmed that they want to market the property, you can progress the property to the instructed status.

Instructing a sales property
  1. Click Properties on the main navigation bar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. The property Overview displays. Click Actions
  4. Click Instruct
  5. Confirm or amend the Asking Price
  6. In the dropdown menu, click the relevant Sale Terms
  7. In the dropdown menu, click the relevant Contract Length (if applicable)
  8. Confirm if a Board is Required and any Board Change details (if applicable)
  9. Enter either the Commission percentage or the fixed Fee amount

     Note

    It is advised that you don't enter both a Commission and a Fee as only one will be used at the point of sale and appear in sales reports

  10. If the Commission or Fee is all-inclusive of all charges to the vendor, tick Inclusive

     Warning

    The Inclusive tickbox doesn't refer to VAT

  11. Click OK

  12. At this point, you may be given the opportunity to generate the appropriate letters relating to the instruction. Tick which letters you wish to generate and click Open Letters Now.

    They can then be edited, finalised and sent like any other letter.

Instructing a lettings property
  1. Click Properties on the main navigation bar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. The property Overview displays. Click Actions
  4. Click Instruct
  5. Confirm or amend the Rental Amount and Rental Frequency
  6. In the dropdown menu, click the relevant Price Qualifier that determines how the rent will be advertised
  7. Type the Term Length as a number of months
  8. Confirm if a Board is Required and any Board Change details (if applicable)
  9. In the dropdown menu, click the relevant Management type
  10. In the dropdown menu, click the relevant person responsible for the Maintenance
  11. Enter the Available date (if the property is not available for immediate occupancy)
  12. Click OK

  13. At this point, you may be given the opportunity to generate the appropriate letters relating to the instruction. Tick which letters you wish to generate and click Open Letters Now.

With the property now instructed, you can now conduct owner ID checks & buyer verification checks with Thirdfort
