If you're VAT registered, you'll need to add your VAT registration number in Alto and switch on Apply VAT so that VAT is added to your management commission and other fees going forward. This is set at company and branch level, not on the individual property.
Warning
Turning on VAT does not add VAT to fees that have already been posted. Any management commission or fees posted before you complete these steps must be removed first, then re-posted, so the VAT is applied correctly
Add your company VAT registration number
- Click Tools on the main navigation bar
- In the dropdown menu, click Templates and admin
- On the side menu, under System Tools, click System Administration
- Click Companies
- Click Edit next to the relevant company
- Add the VAT Registration Number
- Click Save
Add your branch VAT registration number and Apply VAT
- Click Back to Group Setup
- Click Branches
- Click Edit next to the relevant branch
- Scroll down and add the VAT Registration Number
- Scroll down and tick Apply VAT
- Click Save

Adding VAT here applies VAT to your agency's fees, such as management commission. This is separate from a landlord's own VAT status. To record whether a landlord is VAT registered, see Initial settings on a landlord
Once you've added your company and branch VAT Registration Number and ticked Apply VAT, VAT is added automatically to management commission and other fees posted from that point on.
