Pet Requests

This new feature went live on 20th October.

Following the Renters' Rights Act, Pet Requests gives lettings teams one place in Alto to log a tenant's request to keep a pet against their tenancy, track it against the statutory response deadline, and record the landlord's decision and the reasons behind it.

Since 1st May 2026, the Renters' Rights Act has given tenants in England the right to ask in writing to keep a pet. Landlords can no longer apply a blanket 'no pets' rule: each request must be considered on its own merits, and the landlord must respond in writing within 28 days. Pet Requests works out that deadline, adds it to the tenancy as a management date, and keeps the request, correspondence, documents and decision together, so you have a clear record if a decision is ever challenged.

You'll find Pet Requests on the Requests side menu of a tenancy record. With this update, you can:

  • Log each pet request against the tenancy, with the request details and, where applicable, the tenant's written request attached
  • Track each request against its 28-day deadline. When you record a request for more information and the tenant's reply, Alto recalculates the deadline automatically
  • Record the landlord's decision and, where a request is rejected, the reasons behind it
  • See every pet request deadline that's due across all your tenancies, via the Pet Request Response Deadline management date in the Event Dates widget on the Property Management Dashboard

Note

  • Pet Requests is available to lettings customers across all tenancy types, including Assured Periodic Tenancies and older Contract types such as Assured Shorthold Tenancies
  • Alto's deadline calculation is guidance to help you work to the statutory timescales; it isn't a legal check
  • Alto records the landlord's decision and the date it was sent, but doesn't send the response to the tenant - send that in your usual way, then upload a copy to the request

For more information, see Managing Pet Requests on a tenancy.

Email Sync (beta)

This new feature went live on 1st October.

Email Sync connects your Microsoft 365 inbox to Alto, so email conversations with your contacts are captured automatically, without you having to copy and paste anything into a File Note. It will replace CAMS, Alto's legacy email integration.

Every email you send and every reply you receive lands on the relevant Contacts or Properties Timeline in real time, so the whole team can see the latest conversation.

With this update:

  • Email conversations are captured against the right contact or property automatically, with no manual logging
  • Sync happens in real time, so replies appear in Alto without you needing to refresh
  • You're notified when a reply comes in via the Notifications bell
  • Everything stays on one shared timeline that the whole team can see, saving you switching between Alto and your inbox

Note

Email Sync is a beta feature and isn't available to all Alto customers by default. It currently supports Microsoft 365 only, with support for other email providers planned for a later release. If your agency is moving from CAMS, emails sent from Alto will keep the CAMS reference number in the subject line until every user has switched to Email Sync.

For more information, see Setting up Email Sync.
