Enabling Thirdfort ID, AML & Proof of Ownership checks within Keyflo

Alto and Thirdfort have partnered to bring Thirdfort's market leading verification checks into Alto's property workflow and Keyflo.

Thirdforts ID checks are compliant with HM Land Registry's Digital ID standard, HMRC guidelines and the requirements for Companies House. Plus, they've been certified by the UK Government’s Digital Identity & Attributes Trust Framework.

Currently in Alto, checks for property owners include:

  • Anti-money laundering - this check performs an AML check
  • ID verification & Anti-money laundering - this check verifies the identity of your contact (client) and also performs an AML check
  • ID verification, Anti-money laundering, and Proof of ownership - this check verifies the identity of your contact (client), performs an AML check, and asks them to upload documentation i.e. a mortgage statement for proof of ownership

Checks for buyers include:

  • Source of funds - request your contact (client) to complete a questionnaire about their source of funds as well as providing access to bank details (via open banking or document upload)

Pricing structure

The verification checks operate on a usage-based model as part of your Alto subscription.  

  • Alto Standard: On this subscription, you can send:
    • Anti-money laundering checks for £4.50 (on a PAYG basis)
    • 2 ID verification & Anti-money laundering checks per user, per month, and the allowance is shared across your users (i.e. 10 users = 20 checks). The allowance resets each calendar month - unused checks aren't rolled over. There will be a charge of £7+VAT for each additional ID verification & Anti-money laundering check sent per month that exceeds the monthly allowance
    • Source of funds checks for £7+VAT
  • Alto Elite: On this subscription, you can send:
    • Anti-money laundering checks for £4.50 (on a PAYG basis)
    • 4 ID verification & Anti-money laundering checks per user, per month, and the allowance is shared across your users (i.e. 10 users = 40 checks). The allowance resets each calendar month - unused checks aren't rolled over. There will be a charge of £7+VAT for each additional ID verification & Anti-money laundering check sent per month that exceeds the monthly allowance
    • Source of funds checks for £7+VAT

Enabling Thirdfort verification checks

This functionality will first need to be enabled in order for the Owner ID checks 'owner task' to become visible for every property on the Post-appraisal tab of our property workflow, and for the Verification checks option to become visible on all contact records via the banner and from the Compliance tab.

By enabling verification checks you are agreeing:

To enable this functionality at group level, Group Administrators can use the Keyflo option in the Tools dropdown menu to toggle it on.

  1. Click Tools on the main navigation bar
  2. In the dropdown menu, click Keyflo
  3. In the Post appraisal section, toggle on Enable verification checks

If at a later point you want to disable verification checks, you can return to the settings and switch the toggle off

Setting up reminders/warnings to order verification checks

With verification checks enabled, you can now configure as to whether on the offer and change property status windows, if you want to be reminded when a contact (client) hasn't had their ID and AML checks completed. 

In these situations, along with the reminder, there will also be a button to Order checks.

  1. Click Tools on the main navigation bar
  2. In the dropdown menu, click Templates and admin
  3. On the side menu, under System Tools, click System Administration
  4. Click Branches
  5. Click Edit next to the relevant branch
  6. Scroll down to Money Laundering Check Visibility Options

    There are three options here which you can configure using the dropdown menu:

    1. None - When set, on the offer and change status screens, no warning messages will appear if the contact (client) hasn't had their ID and AML checks completed
    2. Show - When set, on the offer and change status screens, the user will be prompted with warning messages if the contact (client) hasn't had their ID and AML checks completed, but can choose to ignore these
    3. Mandatory - When set, on the offer and change status screens, the user will be prompted with warning messages if the contact (client) hasn't had their ID and AML checks completed and will not be allowed to continue until a check has been completed and passed
  7. Scroll down and click Save

 Note

If you set the configuration differently between branches, Alto will use the configuration for the default branch of the negotiator, and not the configuration for the branch of the property (if these are different)

Conducting Thirdfort verification checks

When you're ready to conduct verification checks, whether you Start a Thirdfort check from the Pre-Marketing tab in the property workflow or order Verification checks from the contact record, the owner/buyer will be invited to complete their Thirdfort check(s) via Keyflo

If they don't complete their check, they'll be sent email reminders after 1 day, 3 days, 5 days and 7 days. 

When complete, you'll receive a notification that the check is ready to review.

What does the ID & AML check include?
  • Biometric passport chip reading and data extraction
  • Liveness check to ensure your client's facial scan matches the photo provided on the passport chip
  • Anti money laundering screening covering PEPs and sanctions plus additional risk warnings and red flags
  • UK electronic address verification
  • Proof of ownership document upload

What does the Proof of ownership check include?
  • Clients are asked to upload two specific documents that serve as proof of ownership. This eliminates the need for physical copies, making the process faster and more convenient
  • Accepted Documents: Thirdfort's platform accepts a range of documents, including utility or council tax bills, bank or mortgage statements, property purchase agreements, and property insurance policy schedules. The documents must show the client's name and the property's address
What does the Source of funds check include?
  • It offers a streamlined and secure way to verify the origin of a client's funds, using a combination of a digital questionnaire, open banking data, and document uploads
