Within Alto, you can follow up and revise an offer that's been made but not yet accepted from a prospective purchaser or tenant on a property.
Revising an offer ensures that any changes to price, conditions, or applicant position are accurately recorded while maintaining a clear negotiation history. Keeping this information up to date helps ensure that vendors and landlords are presented with the correct details and that downstream documents, such as the Memorandum of Sale, reflect the most accurate agreed terms.
The offer can be revised from the Offer Details window which can be accessed in any one of three ways, either from the Dashboard, from Properties, or from Contacts (the applicant).
Revising an offer received from a prospective purchaser or tenant via the Dashboard
- Click the Alto Logo (Home tab) on the main navigation bar
- Click Dashboard on the Home screen side menu
- In the Tasks widget, click Offers
- In the list, find the offer that is to be revised and click Offer Received
- The Offer Details window opens. In The Offer section, amend the offer price.
(For lettings properties, the revised offer price can't be above the listing price - this ensures that all applicants are treated fairly and that properties are let at the advertised price rather than through competitive bidding) - For sales properties, type any relevant information into the About the Offer, About the Chain, Fixtures & Fittings, Mortgage/Financial Notes, and Estimated Dates fields. This information will automatically feed to the Memorandum of Sale.
For lettings properties, type any relevant information into the About the Offer, Financial Notes, and Estimated Dates fields - Click Save
- If you've set up reminders/warnings to order verification checks, if the contact (client) hasn't had their ID and AML checks completed, you'll see the following reminder. In these situations, along with the reminder, there will also be a button to Order checks.
The full process for Conducting Thirdfort ID, AML & Proof of Ownership checks for owners & buyers, including FAQs, can be viewed here.
- If you've set up reminders/warnings to order verification checks, if the contact (client) hasn't had their ID and AML checks completed, you'll see the following reminder. In these situations, along with the reminder, there will also be a button to Order checks.
- An Offer Revised message appears. Click either Revised offer from applicant or Previously incorrect amount to select why the offer has changed
- At this point, you may be given the opportunity to generate the appropriate letters relating to the revision of the offer. Tick which letters you wish to generate and click Open Letters Now.
They can then be edited, finalised and sent like any other letter.
