Alto's new and improved lettings progression journey is designed to streamline the lettings process, providing easy communication with tenants and landlords and a simple, step-by-step process to follow.
Accessed via Progressions > NEW Lettings progressions, Alto's new and improved lettings progressions can be broken down into 6 stages, each covered in its own article:
- Applications - Collect tenancy applications (referred to in classic Lettings progressions as Offers)
- Let Agreed - Send the draft tenancy agreement and take any holding deposit
- Referencing - Verify the applicant's identity
- Contract - Send the tenancy agreement for signing
- Payments - The tenant makes their first payment
- Move-In - Start the tenancy
Development notes
There are some things the new journey cannot do at present. The current known feature gaps are outlined below, along with suggested workarounds.

Progression milestones and notes
The new journey doesn't yet support custom milestones (tasks) or notes in the way the classic Lettings progressions journey does here. If you'd like to use this feature alongside the new journey, click Manage progression on the relevant progression, followed by View Progression. Then expand the Other actions card on the right-hand side to move to the classic Lettings progressions screen and add your notes or update your custom milestones (tasks)Warning
Don't use the Actions dropdown menu in the classic Lettings progressions screen. Doing so will prevent you from continuing the progression through the new journey

Custom rent payment dates, custom charges, and apportioned or pro-rata rent
The new journey automatically sets the rent payment date based on the tenancy move-in date, and this can't be customised at present. If you want to use a custom payment date and charge a partial month's rent for the first month, revert to the classic Lettings progressions journey after the Applications stage. Custom fees and apportioned rent also can't be set up through the new journey, but you'll be able to edit the charges on the tenancy once it begins -
HMOs, Block Management, and Housing Association tenancies
These tenancies generally need a slightly more complex set-up, usually with a 'head property' record to which joint expenses can be billed. For the time being, revert to the classic Lettings progressions journey after the Applications stage for tenancies of this type, as this gives you greater flexibility in managing charges -
Commercial lets
The new journey is optimised for residential lets. We recommend continuing to use the classic Lettings progressions journey for progressing commercial tenancies in the short term
