Once the draft tenancy agreement and holding deposit agreement have been sent out to the applicant, and the holding deposit has been paid (if applicable), the next step is to verify the identity of the applicant in the referencing stage.

Alto's new lettings progression journey is under development. The step-by-step written instructions below do reflect the most recent updates in the process.
Tenant Referencing
The referencing stage of the progression sits primarily with the tenant. Once the holding deposit has been reciepted, they will automatically recieve an email inviting them to complete their referencing checks via the Keyflo tenant app. They will be asked to provide:
- Full name
- Current address
- Forwarding address
- Identity document type (eg. Passport or ID card)
- Identity document expiry date
- A photograph of their identity document
Approve or Reject Tenant ID documents
- Return to the progression in Alto, either by selecting the progressions side tab on the property record, or by choosing the Lettings Progressions Beta option from the progressions drop down at the top of the screen. Then click Manage Progression to jump back in.
- Click on the thumbnail images of the ID documents provided to view them
- Either Approve or Reject the reference check.
- Alternatively, if you are using one of our referencing partners, you will have the option to send the tenants details and document images to them here.
Note
The checks recorded here are only your tenant referencing checks. OFSI checks, along with right to rent and AML checks if needed, should be recorded separately via the contact records of all applicants.
Approving the reference checks completes the referencing stage. You are now ready to move on to the Contract stage.
