Adding long descriptions to a property

Once you've added a summary description and key points to a property, you'll need to add further information to the property record in preparation for it going on the market. 

The simplest way of doing so initially is by using our new property workflow, which helps you manage properties through the lifecycle of a transaction.

The fifth step focuses on the long descriptions such as lead in/out text, rooms and paragraphs.

Adding long descriptions to a property via property workflow

After adding a Summary description and key points, the fifth step involved in Pre-marketing of the property is to add or edit the long descriptions. This includes the lead in/out text, rooms and paragraphs for the property.

  1. Click Properties on the main navigation bar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. Properties at any of the following status (Instructed, Available, Let (Marketing), Withdrawn, Suspended) will have a Prepare Property banner at the top of the page. 
    Click Edit below Listing Content to open up the property workflow and land on the Pre-marketing tab
  4. The sixth section is Lead in/out, rooms and paragraphs - click Edit section to expand the details
  5. Enter your Lead in text - this is introductory content about the listing which will feed through to portals (as well as brochures and window cards if the merge code for that field has been added to your stationery templates)
  6. Click Add a paragraph/room, then Room. You have the option to add as much or as little detail to the rooms, and you can reorder them by selecting the arrows:
    1. Name - Enter the name of the room
    2. Size (m)/Size (ft) - Enter the room measurements. If Convert measurements is toggled on, Alto will convert the measurement from metric to imperial (or vice versa)
    3. Description - Enter a description for the room
  7. If you don't use individual rooms or if you only want to add a paragraph, click Add a paragraph/room, then Paragraph. As with rooms, you can reorder them by selecting the arrows:
    1. Name - Enter the name/title of the paragraph
    2. Description - You have the option to type your own paragraph or Insert a standard paragraph from your library
  8. Enter your Lead out text - this is content at the end of the listing that often covers information about the area including local amenities
  9. Click Save and close

 Note

  • If you market leasehold properties or add a disclaimer on individual properties, you can add these details to an existing standard paragraph. You would do this upon reaching step 7 above
  • If you choose to add Lead In/Lead Out text, the default layout for Rightmove and Zoopla is as follows:
    • Images
    • Features/Bullet Points
    • Property Description/Summary
    • Lead In
    • Rooms/Paragraphs
    • Lead Out 

 


With Long descriptions added, you'll now want to move on to adding the Energy efficiency rating.

Changing the lead in/out text, rooms and paragraphs for a property via the property record

At a later point (i.e. when the property is set as Available and is being marketed), you can change the lead in/out text, rooms and paragraphs from the property record, if necessary.

Changing the Lead In/Lead Out text

  1. Click Properties on the main navigation bar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. Click Rooms on the side menu
  4. Click the Lead In/Out Text top tab
  5. Amend the relevant text in the Lead In and Lead Out fields
  6. Click Save

Changing the Rooms/Paragraphs

You can amend the rooms, paragraphs, and link corresponding photos.

  1. Click Properties on the main navigation bar
  2. Select the relevant property from Recent & Favourite Properties
    1. Alternatively, find the property using the Search Properties bar in the top right
  3. Click Rooms on the side menu
  4. In the Rooms top tab, click Add Room to add a new room, or click an existing room to expand it and amend it
    1. Name - Add/amend the name of the room
    2. Size (m)/Size (ft) - Add/amend the room measurements. Alto will convert the measurement from metric to imperial (or vice versa)
    3. Description - Add/amend the description for the room
    4. If you've uploaded property photos in Media (on the side menu), you can click Link Photo to choose a photo to link to this room. Hold down Ctrl on your keyboard to select multiple photos
  5. Click Add Paragraph to add a new paragraph, or click an existing paragraph to expand it and amend it
    1. Header - Add/amend the name/title of the paragraph
    2. Description - Add/amend your own paragraph or open the Insert a standard paragraph dropdown menu to display and select from a list of your standard paragraphs
  6. Click Save

 Note

Selecting Expand All lets you view the name, measurements and description of every room and paragraph entered. You can:

  • Click and drag each room or paragraph to re-order the list, if necessary
  • Click the grid symbol to expand the view of each room or paragraph
  • Click Delete to remove a room or paragraph if it's no longer required
