At various stages, you may need to change the status of a property to ensure it is marketed correctly and reflects its current position in the sales or lettings lifecycle.
The status you choose can affect how the property appears on portals, whether it continues to match to applicants, and which progression actions become available.
To change the status of a sales property:
- Click Properties on the main navigation bar

Select the relevant property from Recent & Favourite Properties
- Alternatively, find the property using the Search Properties bar in the top right
- The property Overview displays. Click Actions
- Click Change Status
- The Change Property Status window opens. In the New Status dropdown menu, click the correct option.
Sales status change options include:
- Available - Can be changed to Externally Sold, Suspended or Withdrawn
- Under offer (SSTC) - Can be changed to Suspended, Under Offer (Available) or Under Offer (Marketing)
- Exchanged - Can be changed to Suspended
- Suspended - Can be changed to Available or Withdrawn

Withdrawn - Can be changed to Archived, Available or Instructed
- Confirm any Board change details (if applicable)
- Type any relevant notes into the Notes field
- Click OK
- If you've set up reminders/warnings to order verification checks, if the contact (client) hasn't had their ID and AML checks completed, you'll see the following reminder. In these situations, along with the reminder, there will also be a button to Order checks.

- If you've set up reminders/warnings to order verification checks, if the contact (client) hasn't had their ID and AML checks completed, you'll see the following reminder. In these situations, along with the reminder, there will also be a button to Order checks.
- If you've not set up reminders/warnings to order verification checks, or if the contact (client) has already had their ID and AML checks completed, at this point, you may be given the opportunity to generate the appropriate letters relating to the property status. Tick which letters you wish to generate and click Open Letters Now.
They can then be edited, finalised and sent like any other letter.

Note
The status options of Under Offer (SSTC), Exchanged and Completed cannot be applied to a property via Actions > Change Status. These status are applied by accepting an offer on a property and then through Actions > Sales Progression
The lifecycle of a lettings property is as follows:
- Available
- Let Agreed (A lettings property changes to this status when an offer is accepted)
- Let (The lettings property changes to this status when they finalise the tenancy and the tenant moves in)
- Let Marketing (As the agent, you'll change the status from Let to Let Marketing when the tenant gives notice, to enable them to remarket on the portals)
- Let Agreed
