The Lettings pipeline dashboard provides a clear view of your current lettings pipeline and active tenancies, helping you track property status, rental income, and performance across your branches.

We’re gradually replacing Alto’s Classic reports with the more insightful and flexible Analytics

Reports in Analytics are organised into dashboards. Each dashboard contains multiple tabs, with each tab displaying a collection of reports (charts, KPIs, and tables).

Accessing the Lettings pipeline dashboard

  1. Click Reports on the main navigation bar
  2. In the dropdown menu, click Analytics
  3. Click the Lettings pipeline dashboard

Once your dashboard is open, you can click the ellipsis (three dots) in the top right hand corner to:

  • Present dashboards in a clear, visual format for meetings
  • Schedule reports to be sent automatically to your inbox or team

Plus, you can hover over a chart, KPI, or table and click the ellipsis (three dots) in the top right hand corner to:

  • View underlying data to explore and export detailed information

What does this dashboard show?

The Lettings pipeline dashboard provides a structured view of your lettings data, allowing you to:

  • View property status across the full lettings lifecycle (Available to Let)
  • Monitor tenancy progression, renewals, and vacates
  • Analyse rental values and projected income
  • Compare performance across branches

When would I use this dashboard?

You might use the Lettings pipeline dashboard to:

  • Track how properties are progressing through your lettings pipeline
  • Identify upcoming tenancy starts, renewals, or vacates
  • Monitor projected rental income and commission
  • Spot properties that have been on the market too long
  • Compare performance across branches

Tabs within this dashboard

Lettings pipeline dashboard tabs

Available

Shows properties currently on the market with a Let (marketing) or Available status.

  • Available lets - Shows the total number of rental properties you have available on the market
  • Average rent - Shows the average rental value per month of your available properties
  • Management type - Shows the number and percentage of available properties by management type
  • Average days on market - Shows the average number of days your available properties have been on the market
  • Management commission - Shows the proposed commission the agency can earn on available properties, based on the rental term specified (this excludes unmanaged properties)
  • Table breakdown of available lets - Shows a full list of your available properties with links to the property records to aid you in reviewing them

Let agreed 

Shows properties with a current Let agreed status.

  • Lets agreed - Shows the total number of properties with a let agreed status
  • Average rent - Shows the average rental value of your let agreed properties per month
  • Management type - Shows the number and percentage of let agreed properties, broken down by management type and displayed in a donut chart
  • Management commission (projected for term) - Shows the management commission that will be earned on let agreed properties based on the total rental term and proposed commission percentage for each property
  • Rental income (projected for term) - Shows the total rental value of your let agreed properties based on the proposed tenancy terms
  • Table breakdown of lets agreed - Shows a full list of your properties with a let agreed status, including links to the property records

In progress

Provides an overview of tenancies that are 'in flight'.

  • Tenancies and renewals due to start - Shows the total number of tenancies that have a start date scheduled within the next 30 days
  • Rental income (projected) - Shows the projected total rental value of all your tenancies which are due to start within 30 days
  • Management commission (projected) - Shows the anticipated management commission your agency will earn on tenancies due to start within 30 days, based on the proposed commission percentage listed on each property record
  • Tenancies due to start by status - Shows a bar chart outlining the number of tenancies starting within 30 days based on the tenancy status
  • Tenancies in progression - Shows a donut chart detailing the status of any tenancies due to start
  • Vacates in progress by property status - Shows a bar chart detailing the property status for your tenancies which are due to vacate
  • Tenancies due to end - Shows the total number of tenancies due to end within the next 30 days
  • Upcoming notice to quit - Shows the total number of tenancies where the notice to quit date is within the next 30 days
  • Vacates in progress - Shows the total number of properties where vacation is in progress

Active tenancies 

Shows properties that have a current active tenancy, where the tenancy status is Active, Periodic, Renewed, Vacate in progress or Renewal in progress.

  • Total tenancies - Shows the total number of properties you have with an active tenancy in place
  • Tenancy type - Shows the breakdown of active tenancies by tenancy status
  • Management type - Shows a donut chart detailing the number and percentage of tenancies you have with each different management type
  • Average rent (monthly) - Shows the average monthly rental amount per property for each of your properties with active tenancies
  • Total rent over a term - Shows the total rental amount for all of your active tenancies based on the full tenancy term  
  • Total rent over a term by management type - Shows a bar chart detailing the total rental value of your properties with active tenancies, broken down by property management type
  • Commission - Shows the management fees earned from rental income, exclusive of VAT
  • Active tenancies - Shows a table detailing all of your properties with active tenancies, including links to the property records

Suspended properties 

Shows properties that are currently suspended and that might come back on the market.

  • Suspended Properties - Shows a table detailing all suspended properties

Branch comparison

Compares lettings performance across branches.

  • Available lets per branch - Shows the number of rental properties on the market for each branch
  • Average days on market per branch - Shows the average number of days rental properties have been on the market for each branch, based on available properties
  • Average management commission % per branch - Shows the average percentage of the rental cost charged in commission by each branch for all available properties
  • Total management commission £ per branch - Shows the total commission value in £ for each branch based on the proposed rental value of your available properties
  • Total tenancies per branch - Shows the total number of properties with an active tenancy for each branch, broken down by tenancy status
  • Management type per branch - Shows the total number of properties with an active tenancy for each branch, broken down by management type
  • Total rent over a term by management type - Shows the total rental amount for the full term of your active tenancies
  • Management commission £ per branch (last 12 months) - Shows the management fees earned from rental income by each branch, every month for the last 12 months
